Initial Evaluation (Phase I)
The Vlachos Engineering PHASE I – Structural Inspection is a visual evaluation and opinion of the structural condition and integrity of an existing building, and identifies areas that require improvement or repair.
During our inspection, we will evaluate the Structural Condition & Integrity for:
- Foundation, Patios & Decks
- Roof Structure, Attic, Fireplace & Chimney
- Ceiling & Floors
- Wall Structures, Doors & Windows
- Grading & Drainage
- Slope Set Back
Some of the Items we are looking for include:
- Cracks or Deterioration of the Foundation
- Cracks in the walls
- Leaks or Structural Load Deficiencies in the Roof & Attic
- Evidence of Settlement
- Floor slopes using a manometer
- Poor Drainage
- Leaning walls using a level
Phase I Options
Professional Opinions
On-site evaluation followed by an immediate professional opinion regarding the overall structural integrity.
Evaluation With Detailed Report
On-site evaluation with a detailed structural report prepared within 1 to 2 days. Our report is professional, accurate and easy to understand, with an overall opinion and rating of the property.
Structural Analysis for Repairs (Phase II)
The Vlachos Engineering PHASE II
Structural Analysis for Repair is recommended as a follow-up to an inspection that uncovered areas that require improvements or repairs. This detailed examination uses scientific calculations and measurements that will accurately identify the level of repairs needed.
Repair Plans (Phase III)
The Vlachos Engineering PHASE III
Repair Plan is created upon completion of phase II, when authorized by the client. These plans outline the methods and materials to be used in the repairs. These plans can be submitted to the building department for a building permit. Contractors can submit bids on the project construction from these plans.
